Searching
What does the search include?
Participating MyStateMLS commercial listings authorized for internet display: office, retail, industrial, multifamily income property, mixed use, commercial land and more. See how listings qualify. For Sale and For Lease are separate searches; switch between them at the top of the results. Results default to active listings; use Filters to include under-contract, pending or auction listings.
What does one result mean?
Each result is one listing: a property for sale, or a space for lease. Several spaces in the same building are separate results, each with its own price and contact. The list count and the map count the same listings; the map shows only listings with a published location.
Why don't I see a property I know is available?
It may be listed by a brokerage outside MyStateMLS, offered privately, or not authorized for internet display. Business-for-sale listings without real estate are not included. If you think a qualifying listing is missing, report it.
Prices, rates and sizes
Why do some lease rates say "unit and period not stated"?
Many listings give a number without saying whether it is per square foot or a total, or per month or per year. We show it exactly as listed with that warning rather than guess, and leave it out of rate filters and rate sorting. Ask the listing agent how the rate is quoted. See how to read commercial lease rates.
What does "Compare rates as $/SF/yr" do?
Rate filters and sorting use one basis at a time. A rate quoted per square foot per month is multiplied by 12; a total rent is converted only when the listing states the leased area. Listings that cannot be converted are left out of a rate filter, never counted as zero.
What is "estimated base rent"?
A per-square-foot rate multiplied by a single available area the listing states. It is base rent only: CAM, taxes, insurance, utilities and other charges are extra unless the listing says otherwise.
Why is "reported" area different from "available"?
"Available" is the space the listing says is offered. "Reported" is an area field that may describe the space or the whole building; the listing does not say which. See building size vs available space.
Why don't auctions show a price?
An auction's list price is often an opening bid or a placeholder, not an asking price. Auctions are hidden by default and never match a price filter.
Map
How does the map work?
On a large screen the map sits next to the list; on a phone use the List and Map buttons. Move the map and choose Search this area, or draw an area or a radius. Pins show the sale price or the lease rate with its unit and period, and "Lease" or "Sale" when it is not stated. Listings without a public location appear in the list only.
Saved properties and comparison
Do I need an account?
No. Saved properties and your comparison list (up to four listings) are kept in your browser on this device. Nothing is sent to us. Clearing your browser data removes them.
Contacting agents
Who receives my message?
The listing agent shown on the property page, or the listing brokerage if the agent has no email on file. You see the recipient before you send, and we never send your inquiry to anyone else. If you asked about a particular space, the agent sees which one.
Is a tour request an appointment?
No. The agent will contact you to arrange a time.
Can I get an offering memorandum or financials?
Ask through the inquiry form. Confidential documents are shared by the listing representative directly, usually after a confidentiality agreement; they are never published on this site.
